Craighaven Terms and Conditions of Rental

When you make a booking you are entering a legal agreement with us. The legal agreement commences on the date we receive your deposit.

Payment

A deposit is required in order to secure the dates for you and constitutes the commencement of the legal agreement. The amount of the deposit is £20 per night. The final balance will be due in full not later than 28 days before the arrival date. Please note that bookings made within 28 days of arrival require payment in full to confirm. Our cancellation policy is outlined below.

If the balance of payment is not received by the stated date, the booking will be treated as cancelled, the dates will be marketed again and the deposit forfeited.

Cancellation Policy:

  1. As we are unable to judge reasons for cancellation we respectfully remind you that a booking constitutes a legal agreement and therefore recommend that you take out an appropriate insurance policy.
  2. Deposits - Cancellation of a booking made more than 28 days prior to arrival deposits are fully refundable. Cancellation of booking made within 28 days of the arrival date are non refundable but will be honoured in a subsequent booking.
  3. Full payment – If the required balance of payment is not received by the requested date being 28 days prior to the arrival date, the booking will be deemed cancelled by you and the deposit will be non refundable.
  4. Where the accommodation has been paid for in full the following applies. To obtain a full refund of the balance (excludes deposit paid) cancellation must be made more than 7 full days prior to arrival check in, being 4pm on the arrival date. Cancellations made within the 7 days prior to the arrival date, the first night is non refundable but 50% of the balance of the accommodation fees (excludes deposit paid) are refundable.

Non arrival or early departure – the accommodation fee is non refundable.

Non availability - In the very rare circumstances where we would need to cancel your booking due to unforeseen circumstances beyond our control we would do our utmost to offer you suitable alternative accommodation. However, if this was not possible, or unacceptable to you, we would refund all monies paid by you without delay. Our liability would not extend beyond this refund.

Prices

The prices for accommodation include taxes and electricity. The prices include the use of towels and bed linen and laundering of these by Us. The accommodation is let on a self catering basis. We will provide some basic supplies which are complimentary and for the convenience of our guests.

Personal laundry is included, the Boot Room facilities include a washer/dryer for guests to use. Reasonable usage is presumed.

Wood burner supplies for the first night are included. Thereafter we will provide suitable supplies and a voluntary donation is requested, to cover cost only.

Occupation of Accommodation

This agreement confers on You a right to occupy the accommodation for the purposes of a holiday only and for no other purpose and the letting is accordingly under section 2 (1) (d) of the Rent (Scotland) Act 1984. Only registered guests are permitted on the premises at any time (maximum 2 guests per accommodation).

Pets

We welcome dogs by prior arrangement at the time of booking. We are able to accept 1 large or 2 small dogs. Our house rules are that pets are not allowed on the furnishings. We do not charge for pets but please be aware that should your pets cause any damage or unreasonable cleaning a charge may be incurred as per the damage and breakages policy below.

Damages and breakages

Please take care with Our accommodation. We ask you to note and report and deficiency on arrival. You are liable for any damages or breakages which You cause to the accommodation or it's contents. Please report these as soon as they occur. We reserve the right to charge You for the repair or making good, particularly if the damage or breakage is significant and caused by negligence or a wilful act.

Smoking

We operate a strict NO SMOKING policy within ALL interior areas of the accommodation. Should you not comply with this policy We reserve the right to charge You up to £150 for the cleaning of flooring and soft furnishings to remove the odour of tobacco and/or lost revenue from not being able to re-let. Smoking is permitted in the grounds. Please note there is a smoke detector in the studio which will sound if you attempt to smoke indoors.

Right of entry

We reserve the right to enter the accommodation at any reasonable time for the purpose of inspection, repair work etc . However we endeavour to do this only when absolutely necessary and with prior notification wherever possible.

Privacy policy

We understand the need for appropriate protection of all personal information provided by You. Any information you supply to Us will be used for the purposes of administration functions such as contacting You about Your booking and sending You information about Us. Your details will not be passed to third parties without Your prior consent, except in cases where We believe in good faith that we have a legal obligation to do so.
